Location and free parking.
The view, even though window was small and didn't open.
Room was dusty, and the room we had booked wasn't the room we were given, the abrupt receptionist asked whether we wanted the two double beds we had booked!! (why) and it took 3 attempts to get a change to something better, we had to move the room around to make it suitable even though the receptionist had said they would do it.
