Just right for my needs. Clean comfortable and every thing handy. Staff very nice and helpful. Booking here again for next week.

Convenient location.
Has seen its better days, items in room broken.

Stayed in this motel a number of years ago when it was the Italian Villa, it has deteriorated quite a bit from those days.

The hotel was clean and friendly.
The rooms are in need of being re-done, paper was peeling etc.

The price was cheap, but it needed work in the rooms. The breakfast had a small choice of goods but there was plenty to eat. The people were very friendly and helpful.

The location to the Lancaster outlets.
Dirty, outdated, smelly, and generally not family friendly.

This hotel was so dirty that I would not consider showering or even walking across the carpet without flip flops. The room had bugs and was very smelly. The pictures online were vastly different than reality.

The personnel at the front desk were very friendly.
Ii didn't feel safe in the hotel room.

The hotel needs to be renovated (needs to be painted, needs new windows with locks that works), the beds were comfortable to sleep in, Ii would not stay here in my next travel.

Decor and room has been updated. Comfortable in size and amenities. Strong mold mildew smell. Exterior very plain abandoned look. Office location separate from motel area.
