It's got a fantastic location with a beautiful view and a very friendly staff.
If you're looking for luxurious rooms it's not the hotel for you.

If you're going to Crystal River for a manatee tour and want a convenient hotel with great access to the water, this place is a great deal.

Everything was right there. Excellent Family Hotel. Pet Friendly.
Rooms and Bathrooms are in need of repair.

My Family and I would stay here again.

Location, location, location, but for the same dollars I could have stayed at a newer property, similar location, with better amenities. (Place looks much better on-line than in person.)
Room was shabby, "breakfast" minimal, no Wi-Fi.

Unless you like shabby, go elsewhere.

The service was great and the view of King's Spring from our room was excellent. It was also nice to have a restaurant at the hotel.
There was nothing I didn't like.

I would definitely stay here again. There were friendly people when we checked in and at the restaurant. The room was clean and housekeeping did an excellent job. It was a good feeling to be able to see the view of the King's Spring from the balcony of our room and watch the sunset.

The staff at the bar and front desk and the view!
The room smelled very strange.

I LOVED the view. I enjoyed the bar and the water. Nice big patio to enjoy the weather. The room however smelled very weird. We had to open the doors to keep the air moving. The staff was friendly and helpful. Felt like I knew them personally by the end of my stay.

The fact that it was located on the water.
The hotel needs renovating.

The hotel is in a beautiful location, but it is in dire need of renovation. The hotel appears to be very old and it has never been updated. The rooms have window AC/heat units. The carpet is old. The bed and the furniture is old. This could be a great hotel if the owner would put some money into it.

The view and the atmosphere.
Old carpet which caused musty odor.

This was a nice, quaint hotel that is adequate. As mentioned above, the carpet was old thus causing musty odors. With a little work, this hotel could be brought up to snuff. The bed was very nice.

The sunset on kings bay was beautiful.
The mosquito's and piled up lumber with nails sticking out off our stair case.

While quaint and conveniently located to the spring and gulf. This hotel has room for much needed improvements. Most of the staff were very friendly and eager to assist. However if you eat at the Ale house request to not have Joe as your server. And if you choose to sit out at the tiki bar for drinks make sure to bring the bug spray. The staff was great! And the location was beautiful!
The rooms were outdated, but comfortable.

My spouse and I had an amazing trip. One of the best ever. We saw several manatees, caught a ton of fish, enjoyed the laid back ambiance of the hotel, and greatly enjoyed the food and drink specials, and the members of the staff. The dive shop is great. I would definitely recommend renting a Jon boat for a few hours each day.
