The reason for a rate-hike was due to the Westpoint graduation, but it was excessive for the condition of this motel.

Staff was friendly and helpful. Good location.
Room smelled of stale smoke. Bought "Fabreze", sprayed carpet and the problem was solved for my stay.

Overall the room needed a paint job; the carpet needed a good cleaning and/or vacuuming especially around furniture and edges of room. Cover on radiator in bathroom was dirty and rusty. Room was quieter than expected, handy to Woodbury Commons shopping. Staff was congenial and helpful.
