The staff are very friendly and welcoming
Plumbing was a little noisy, but it didn't bother us.
The Rose Garden Inn is a lovely bed and breakfast in the heart of the university district. The breakfasts are much better than in a chain hotel and the staff is very friendly and accommodating. This is the second time we have stayed there and we will be back next time.
The fireplace was a wonderful touch.

Good breakfast, relatively quiet, generally clean, free parking.
In our older building lots of exposed electrical wiring; had to request very dirty sink skirt to be washed.
Overall this was a very pleasant B&B. The common areas were pleasant, especially in the court yard. We found this to be a good value for the price. However, this facility, consisting of four or five adjacent buildings of various vintage, looks like it peaked about 10 years ago. If I were to describe this B&B as "deferred maintenance".

liked the outdoor patios and gardens.
Bedspreads old & worn; toilet, sink, & shower were in 3 separate rooms; bed was small.
Outside appearance is charming cluster of 5 houses built in early 1900's; lovely patio and garden areas with seating. Room was narrow with odd layout. The toilet was in a tiny closet by itself, the shower in its own small room, and the sink in an alcove. Decor was quaint. Bedspread & shams were old & worn & needed replacing. Liked the inclusion of a microwave and frig. Breakfast was adequate. read more

Tiny room, very noisy ice machine and workers.
This hotel has beautiful roses outside and around it, but the rooms are noisy and very small. You wouldn't want to spend any time in it unless you need to sleep. The breakfast however was pretty good.
I would not go back there ever.
